·    This inspection will be conducted according to the Standards of Practice and Code of Ethics of the National Association of Home Inspectors.  
·    This inspection is a report of the condition of the house at the time of the inspection.  The inspection is visual; no destructive testing or dismantling of building components is performed.  A representative sampling of building components are viewed in areas that are accessible at the time of the inspection.
·    The goal of the inspection is to put you in a better position to make a buying decision.  The Inspection Report will identify and disclose observable major deficiencies in the accessible areas and systems at the time of the inspection.  While we can reduce your risk during the home buying process, we cannot eliminate it nor will we assume it.
·    All physical and mechanical devices will fail eventually.  The inspection will strive to pinpoint the condition of each item.  Our Limited inspection  Warrantee offers coverage on some of the items that are accessible ate the time of the inspection.  Unexpected problems can occur at any time; your Realtor or banker can help you purchase a Home Warrantee if you want additional protection from failures in the first year of home ownership.
·    This inspection does not address code and regulation compliance, the possible presence of asbestos, fuel and chemical tanks, radon gas, lead paint, urea formaldehyde, mold, soil contamination and other indoor and outdoor substances.  Some environmental tests can be arranged at additional cost.
·    The Inspection Report is your property and will not be reproduced without your permission.  A copy of the report may be provided to your Realtor, if you have one, depending on the wording of the purchase agreement on your property.

HOME INSPECTION LIMITED WARRANTEE CONTRACT

READ THIS ENTIRE DOCUMENT TO LEARN ABOUT YOUR LIMITED WARRANTEE.  DO NOT ARRANGE FOR REPAIRS WITHOUT FOLLOWING THESE INSTRUCTIONS.  CLAIMS WILL NOT BE HONORED THAT ARE NOT PROCESSED IN STRICT ACCORDANCE WITH THE FOLLOWING PROCEDURES.  COVERAGE STARTS THE DAY OF THE INSPECTION AND PROTECTS THE ITEMS AS LISTED BELOW FOR THE NEXT SIX MONTHS.

THIS LIMITED WARRANTEE DOES NOT COVER THE FOLLOWING ITEMS:
1.    This is a Limited Warrantee and may not cover all systems and/or items found in the home.  If a system and/or item is not listed as covered then it is NOT COVERED.  Our liability is limited to systems failure due to normal wear and tear.  Physical damage is not covered.
2.    All defects, or items listed as needing maintenance or repair in the “COMPLETE HOME ANALYSIS” will need to be corrected prior to your taking possession of the home, or  that item is not covered.  We will not pay to improve any item or system to a condition better than what is reported in the “COMPLETE HOME ANALYSIS”.  Any defect identified as a possibility in the “COMPLETE HOME ANALYSIS” IS NOT COVERED. For example, if it is noted that a style of plumbing may eventually leak, repairs to that plumbing will not be covered by the warrantee.
3.    Appliances and roofing will not be repaired or replaced if they are at or above their normal life expectancy.  For example:  If a furnace has  a normal life expectancy of 20 to 25 years—a 20 year old furnace will not be covered by this warrantee.  Furnace heat exchangers, boilers or water heaters reported as aging or rusty will not be covered under this warrantee.
4.    This limited warrantee does not cover items that are not available for inspection.  For example:  Snow covered roofs, heat exchangers that are not visible, systems inside the walls, floors or inaccessible crawl spaces and attics, heating or cooling systems that are not active in the season of the inspection.
THIS LIMITED WARRANTEE COVERS ONLY THOSE PARTS OF SYSTEMS WHICH:
1.    Are located in a single-family residence and/or condo that is in the process of being purchased.
2.    Are in place, operative and located within the main perimeter of the main foundation of the home on the date of the inspection.
3.    Are not located in rooms or buildings used for commercial or business purposes.
4.    Are listed below as covered:
CENTRAL HEATING & COOLING SYSTEM—maximum aggregate liability is $800.00.
COVERED:  Gas, electric, oil, heat exchanger, burners, gas valves, pumps, motors, switches.  Electric heat pumps and air conditioning compressors, motors, coils, valves, liquid suction line dryers and condensing units.  Permanently mounted furnace humidifier pans, housings, motors, fans.
NOT COVERED:  Electronic components, thermostats, relays and energy management systems.  Space heaters, free standing, portable or thru-wall units. Duct work, registers, grills, filters, cleaning, oil storage tanks, solar heating systems, radiators, electric heating elements,  chimneys, chimney liners, fireplaces or wood burning stoves.  Geo-thermal heat pump water supply systems.  Leaks or recovery of freon.  Water cooled units, freestanding, portable, or thru-wall air conditioners,  condenser fins, drain pans, humidifier pads, media elements, brushes, atomizers or back flush units.  If at any time the furnace was inspected by a private inspection company, utility company and/or municipal governmental agency and the heat exchanger was found to be cracked or rusted it will be excluded for coverage.  Furnace heat exchangers and boilers reported as aging or rusty will not be covered under this warrantee.
