This service is very helpful for one of a kind problems and for sellers
getting their homes ready for sale,
as well as home owners concerned about specific maintenance, structural,
safety or energy efficiency concerns.

INSPECTION GUIDELINES – PLEASE READ THIS BEFORE THE INSPECTION
· This inspection will be conducted
according to the Standards of Practice and Code of Ethics of the National
Association of Home Inspectors and the American Society of Home
Inspectors.
· This inspection is a report
of the condition of the house at the time of inspection. The inspection
is visual; no destructive testing or dismantling of building components
is
performed. A representative sampling
of building components are viewed in areas that are accessible at
the time of the inspection.
· The goal of this inspection
is to put you in a better position to make a buying decision. The Inspection
Report will identify and disclose observable major deficiencies in the
accessible areas and systems at the
time of the inspection. While we can reduce your risk of buying a home,
we cannot eliminate it nor can we assume it.
· All physical and mechanical
devices will fail eventually. The inspection will strive to pinpoint the
condition of each item. Our Inspection Warrantee offers limited coverage
on
items that are accessible at the time
of the inspection. However, unexpected problems can occur at any time.
Your Realtor can help you purchase a Home Warrantee if you want
additional protection from failures
in the first year of home ownership.
· This inspection does not address
code and regulation compliance, the possible presence of asbestos, radon
gas, lead paint, urea formaldehyde, soil contamination and other
indoor and outdoor substances. Environmental
tests can be arranged at an additional cost.
· The Inspection Report is your
property and will not be reproduced without your permission. A copy of
the report may be provided to your Realtor depending on the wording of
the Purchase Agreement on the
property.
· We appreciate the opportunity

*HOME INSPECTION LIMITED WARRANTEE CONTRACT
READ THIS ENTIRE DOCUMENT TO LEARN ABOUT YOUR LIMITED WARRANTEE.
DO NOT ARRANGE FOR REPAIRS WITHOUT FOLLOWING THESE INSTRUCTIONS.
CLAIMS WILL NOT BE HONORED THAT ARE NOT PROCESSED IN STRICT ACCORDANCE
WITH THE FOLLOWING PROCEDURES. COVERAGE STARTS THE DAY OF
THE INSPECTION AND PROTECTS THE ITEMS AS LISTED BELOW FOR THE
NEXT SIX MONTHS. THIS LIMITED WARRANTEE IS NOT TRANSFERABLE. COVERAGE IS
IN EFFECT ONLY WHEN THE HOUSE IS TITLED IN THE NAME OF THE PERSON
ON THIS CONTRACT. THIS LIMITED WARRANTEE DOES NOT COVER THE FOLLOWING
ITEMS:
1. This is a Limited Warrantee and may
not cover all systems and/or items found in the home. If a system and/or
item is not listed as covered then it is NOT COVERED.
Our liability is limited to systems
failure due to normal wear and tear.
2. All defects, or items listed as needing maintenance or repair in the "COMPLETE HOME ANALYSIS".
3. Appliances and roofing will not be
repaired or replaced if they are at or above their normal life expectancy.
For example: If a furnace has a normal life expectancy of 20 to
25 years - a 20 year old furnace will
not be covered by this warrantee. Furnace heat exchangers, boilers or water
heaters reported as aging or rusty will not be covered
under this warrantee.
4. This limited warrantee does not cover
items that are not available for inspection. For example: Snow covered
roofs, systems in inaccessible crawl spaces and attics,
heating or cooling systems that have
seasonal limits.
THIS LIMITED WARRANTEE COVERS ONLY THOSE PARTS OF SYSTEMS WHICH:
Are located in a single-family residence
and/or condo that is in the process of being purchased. Are in place, operative
and located within the main perimeter of the main
foundation of the home on the date of
the inspection. Are not located in rooms or buildings used for commercial
or business purposes. Are listed below as covered:
CENTRAL HEATING & COOLING SYSTEM – maximum aggregate liability is $800.00.
COVERED: Gas, electric, oil, heating element, heat exchanger,
burners, gas valves, pumps, motors, switches, thermostat, relays and wiring.
Electric heat pumps and air conditioning units.
Compressor, motors, coils, thermostat, valves, leaks in freon
lines, liquid suction line dryers, fuses, breakers, disconnect boxes, wiring,
condensing units. Permanently mounted furnace
humidifier including pans, housings, motors, fans, humidistat,
transformer, valves and lines. Permanently mounted Electronic Air Cleaners
including transformer, power pack switches,
lights, wires and cleaning elements.
NOT COVERED: Space heaters, duct work, registers, grills, filters,
oil storage tanks, solar heating systems, radiators, baseboard convectors,
clocks, chimneys, chimney liners, fireplaces,
digital equipment, digital thermostats, and energy management
systems, wood burning stoves, free standing, portable or thru-wall units,
cleaning. Geo-thermo heat pump water supply
systems, recovery of freon. Filters and cleaning. Water cooled
units, freestanding or portable, or thru-wall units, digital equipment
and energy management systems, condensor fins,
drain pans. Humidifier pads, media elements, brushes, atomizers
or back flush units.
ELECTRICAL SYSTEM - maximum aggregate liability is $400.00.
COVERED: All wiring, breakers, panels, and sub-panels, plugs, switches, fuses, conduit and junction boxes. Lighting fixtures.
NOT COVERED: Meter boxes, service entrance cables, water damage,
loss arising out of power failure or conditions of overload, and electrical
system or wiring located outside the main
foundation of the home.
PLUMBING SYSTEM - maximum aggregate liability is $600.00.
COVERED: Leaks and breaks to above ground water, drain, gas, vent
or sewer lines, valves to shower, tub diverter, faucets, toilet tank assemblies,
stoppages in drain, vent and sewer
lines inside the house foundation. WATER HEATER: Up to 80 gallon
gas or electric, temperature and pressure relief valves, control thermostat
and thermocouple, gas valves, drain
valves, heating elements. SUMP PUMP: Primary sump pump only.
Auxiliary sump pumps are not covered. Water well pump for house water only.
NOT COVERED: Sink, bath tubs, toilet tank and bowl, shower base
pans, tub enclosures, tile fields, leach beds, sewage ejectors, grouting,
caulking, tile, lawn sprinklers, mineral
deposits, cracking and chipping of porcelain, storage or holding
insufficient capacity, rust-out, water, drain, sewer lines located outside
the main foundation of the home or underground,
tree roots, insufficient or low water pressure. Water quality.
WATER HEATER: Oil hot water tanks, loss due to insufficient capacity, mineral
or chemical deposits, rust-out. SEPTIC
TANK OR MECHANICAL SYSTEM: Baffles, sewage ejector pump and switches
drain field, tile field, leach beds or similar systems.
ROOF COVERAGE (Repair Only) - maximum aggregate liability is $400.00.
COVERED: Rolled roofing and asphalt shingles for leaks and flashings only.
NOT COVERED: Replacement of entire roof, rotted wood, flat roofs and/or any roof that is not tar based.
WOOD DESTROYING INSECT AND STRUCTURAL COVERAGE (Repair Only) - maximum aggregate liability is $200.00.
COVERED: Structural damage and treatment for wood destroying insects that were active at the time of the inspection in areas that were accessible at the time of the inspection.
NOT COVERED: Replacement of rotted or damaged wood in areas that
were concealed or noted as needing improvement at the time of the inspection.
Abatement or repairs for mold,
mildew or other environmental hazards like Radon gas and other
sustances.
IF YOU HAVE A FAILURE IN A COVERED SYSTEM DURING THE SIX MONTH LIMITED WARRANTEE
PERIOD CALL 231-723-4395
1. In most cases, during normal business hours someone will provide you with the phone numbers and names of contractors that are approved to repair your home.
2. It is your responsibility to choose a contractor from our list and call to schedule repairs.
3. You must pay the bill in full and
submit a claim to us for reimbursement. You will be responsible for the
first $95.00 of any repair on each system or problem. We will
reimburse the remainder of the bill
during the six month limited warrantee period, after the $95.00 service
charge, if the repair is listed above as a covered item, and as long
as the "Complete Home Analysis" we provided
reported the item as inspected and in good working order.
4. Only contractors that are on our approved
list will be covered under this limited warrantee. If you employ the services
of an unapproved contractor we will not reimburse
your expense or provide repairs for
the system in question. During off hours and holidays a voice mail system
will answer your calls and provide the contractor lists. In
case of phone failure, or other problems
you can call contractors in the yellow pages and ask them if they are on
our approved list of companies.
5. It is your responsibility to select
an approved contractor and check this form and your "Complete Home Analysis"
report for qualification of approved repairs. The
people that answer our phones during
business hours will help you through the process. We will mail a claim
form to you when you call us with a problem and request a
contractor list.
LIMITS OF LIABILITY
1. The Company will not reimburse you
for services performed that do not qualify for coverage, or for work
done by contractors that are not on our approved list. No
claims that occur six months after the
home inspection was performed will be honored. Total aggregate liability
for all claims is $1000.00.
2. The Company will not upgrade equipment or improve due to lack of capacity or failure to meet city, state, federal, or utility regulations or upgrades required by law.
3. Common areas or facilities of mobile home parks and condominiums are not covered.
4. Company is not responsible for repairs
or replacements required as a result of; missing parts, fire, war, flood,
smoke, water damage, lightning, freeze, earthquake, theft,
storms, accidents, rust out, riots,
vandalism code violations, improper installation, acts of God, pest damage
or misuse is not covered by this contract.
5. Company is not liable for consequential or secondary damage, nor for service relating to toxic material or asbestos.
6. Company has the sole responsibility in determining whether to repair or replace.
7. Company’s liability is limited to systems failure due to normal wear and tear.
8. Manufactured/Mobile homes built or manufactured prior to 1980 will not be covered.
9. This contract is non-cancelable except for fraud or misrepresentation of facts material to the issuance of this contract.
10. If at any time the furnace was inspected
by a private inspection company, utility company and/or municipal governmental
agency and the heat exchanger was found to
be cracked or rusted it will be excluded
for coverage.
11. When it is necessary to open floors, walls or ceilings to make plumbing and or electrical repairs, the company will restore them to a painted finish.
12. All systems are replaced with standard makes and models. The Company will try to match colors on appliances but cannot guarantee.
13. The $95.00 service charge applies
to each "Trade Call". A "Trade Call" is a repair or service call by a service
contractor to the residence covered hereunder for the
repair or assessment of one or more
parts of one covered system. If repairs are made to parts of additional
systems, a separate deductible will apply to each system
repaired.
14. ARBITRATION CLAUSE: Any dispute arising
under this agreement shall be submitted for binding arbitration under the
auspices of the Construction Arbitration
Service’s Inc. local office. Each party
shall pay for its own representative and shall bear arbitration cost equally.
The Arbitrator’s Award shall be final and binding and may
be enforced by any Court of Law.
15. The contractors selected by you from
our list will be individually responsible for their work and any claims
or problems that ensue from their work. We are indemnified
and held harmless for the results of
their actions.
16. This limited warrantee is not valid
until the home buyer signs this contract and takes possession of the home.
Payment for the "Complete Home Analysis" must be
made prior to the buyer taking possession
of the home in order for the limited warrantee to be valid.
17. The aggregate liability limits of this limited warrantee are the inspectors’ total liability in this transaction.
I have read the INSPECTION GUIDELINES and HOME INSPECTION WARRANTEE
CONTRACT and agree to the conditions set forth by these documents. I have
read the
corresponding "Complete Home Analysis" and agree to the limitations
imposed on the process by the visual nature of the inspection. I understand
that this is a report of the accessible
areas of the home at the time of the inspection; that mechanical
devices can fail, and hidden defects can be uncovered after the house has
changed hands. I do not absolve the inspector
from performing the inspection according to the Standards Of
Practice and Code of Ethics of the National Association of Home Inspectors,
however I am purchasing the house and
assume the risks associated with home ownership.
